Repair vs Replace: How to Decide What Your Sydney Deck Actually Needs

How to Know When to Repair vs Replace Your Sydney Deck

It’s one of the most common questions we get: “Is it worth fixing my old deck, or should I just replace it?” The honest answer depends on a few key factors — the age and species of your timber, the extent of any damage, and what you want from the space going forward. This guide walks you through how to assess your existing deck and make the right call.

Start With a Structural Check

Before you consider surface appearance, check the structure underneath. Walk every board methodically and pay attention to:

  • Soft or spongy spots — press down firmly on every board. Any give means moisture has penetrated the timber and rot has started
  • Joists and bearers — lift a decking board near the edge if you can, or look underneath. Rotting joists are a replacement trigger regardless of how good the surface looks
  • Posts and stumps — check at ground level where moisture collects. Poke with a screwdriver; if it goes in more than a few millimetres, the post needs replacing
  • Ledger board — where the deck attaches to the house, check for rot and that fixings are still solid

If the substructure is sound, restoration is almost always the better value option.

When to Repair and Restore

Restoration makes sense when:

  • Boards are grey and weathered but solid underfoot with no soft spots
  • Surface checking (small cracks along the grain) is present but boards aren’t split through
  • The deck is structurally sound but looks tired and unloved
  • Fixings are loose but the timber around them is still solid

A professional restoration involves machine-sanding back to fresh timber, replacing any individual boards that are beyond saving, filling gaps, and applying two coats of penetrating oil. Done properly, it can extend your deck’s life by 10–15 years and costs from $150/m² — a fraction of full replacement.

Merbau and hardwood decks in particular respond extremely well to restoration. If the timber was quality to begin with and the structure is intact, there’s no reason not to restore.

When Replacement is the Right Call

Some situations make replacement the smarter investment:

  • Widespread rot — if more than 20–30% of boards have soft spots or if joists are compromised, you’re better off starting fresh
  • Structural movement — if the deck has shifted, heaved or sagged significantly, the substructure needs attention and it’s often more cost-effective to rebuild
  • Undersized framing — older decks were sometimes built with substandard joist spacing or bearer sizes. A rebuild lets you do it properly to current standards
  • Change of use — if you’re adding a spa, outdoor kitchen or significantly more load, the existing structure may not be rated for it
  • Switching to composite — if you’re done with annual oiling and maintenance, replacing with composite is a one-time investment that pays off over 25+ years

The Cost Comparison

Here’s a real-world comparison for a 30m² Merbau deck in Sydney:

  • Restoration (sand + oil + minor board replacements): $4,500 – $6,000
  • Full replacement in Merbau hardwood: $13,200 (at $440/m²)
  • Full replacement in composite: $16,500 (at $550/m²)

If the deck has 10+ years of good life left in it, restoration almost always wins on cost. If you’re looking at another 5 years before it fails regardless, replacement gives you a fresh 25–30 year lifespan and likely better materials.

Don’t Forget Compliance

If you’re replacing rather than restoring, it’s worth checking whether your existing deck meets current council requirements — setbacks, balustrade height (1m for decks over 1m above ground) and structural standards. A replacement gives you the opportunity to bring everything up to date, which matters for insurance and eventual resale.
